A short sale is when you owe more than your property is currently worth but you need to sell. Typically, your mortgage lender would require you to come up with the difference if you sell your home for less than you owe. A real estate short sale allows your lender to accept a pay-off that is less than you currently owe and you do NOT have to pay the difference. You have a 0 Balance at closing.

If you are at least one month behind on your mortgage payments, and have either tried to sell your home yourself or are prepared to sell your home now, you may qualify. I will put your home on the market for sale and in the meantime I will prepare a short sale package to send to the mortgage department. Once we receive an offer from a ready and willing buyer, the short sale package and offer will be sent to your loan negotiator to begin the acceptance process.
The acceptance process can vary from one lender to the next, so be prepared to be patient. Some negotiators are easy to communicate with and others may not be able to be reached easily.
I have worked with mortgage companies such as Chase and Beneficial in representing sellers through the entire process of the Short Sale, and have been successful with getting Short Sale offers accepted and closed within a 45 day period (contract to close)
Banks do not want to FORECLOSE on your property, they are usually willing to accept less than is owed and move forward than have the property sit vacant for 6 months or more and become exposed to theft and tresspassing!
